We were delighted to hear at the end of last year that planning permission for our client Lingfield Homes has been granted for up to 23 dwellings following an appeal for a site in Drury, Flintshire.
The Officers had supported the development but had requested traffic calming measures and contributions to off-site highway improvements and traffic orders. The Council Members chose to refuse planning permission, against their officers advice.
SCP supported the appeal and informed the Inspector that no highway works were essential to make the development acceptable, by proving that the carriageway to the site is wide enough for both a service vehicle and car to pass one another freely. We were able to conclude that the forecast level of traffic arising from the proposed development would have a negligible impact on highway capacity and highway safety.
The Inspector agreed with us and allowed the appeal, with no requirement for off-site highway works or traffic orders, with very significant savings made for our client.
The permission is an ‘outline’ planning permission and now a detailed planning application is being prepared. We anticipate that the ‘reserved matters’ application will be submitted and approved by the middle of the year, with a potential start on-site at the end of this year.
